If there’s a restricted time frame when showings can take place, buyers may cross it off and move on. Sellers should leave during showings as this will make the buyer feel more at ease. Keep in mind most buyers works, so we have to schedule showing around their schedule.

Be sure to close open permits and have proper CO’s in place. Certificate of Occupancy issues can hang up your sale for months if the appropriate documents are not available. For example, you may have added that beautiful porch many years ago, which closed the deal. When the proper permit is not acquired or closed out after completion, you can have issues closing the sale.

Choosing the right price is one of the factors that determine how fast your home sells. Like you, we strive for the highest possible price within a reasonable time. Thus, the knowledge of the local market will help set a realistic price. An overpriced house could sit on the market, costing you and your agent money. Homes that sit tend to give the impression something is wrong or used as a comparison to selling other homes in your area.
